EngArch · Under study

A renovation with one party accountable

EngArch is the Singular Ventures project in engineering, architecture and construction: a technical studio with its own building arm, designed for turnkey home renovation in Madrid. Today it is a finished business plan, not a company up and running.

What has been built Contact

  • A single contract and one technical lead
  • A fixed price on a measured scope
  • A committed schedule and visible progress

The problem

Plenty of demand, and too few who deliver well

This is what our analysis of the sector found: in home renovation and refurbishment the work is there; what is scarce is the capacity to deliver it on time and on budget.

Delays and overruns

People renovating their homes complain about the same things: missed deadlines, budgets that drift and a shortage of professionals.

A highly fragmented supply

The sector is spread across very small firms, and the client ends up coordinating trades instead of dealing with one accountable party.

A shortage of skilled labor

Skilled labor is the scarce resource. Whoever has a trained, reliable crew of their own has what everyone else is missing.

What it is

What EngArch sets out to sell is certainty

The plan sums it up like this: a single contract, one technical lead, a fixed price on a clear scope and a committed schedule. The studio leads and the building arm delivers.

Turnkey

Design or technical report, permit or self-certification, the works themselves, certified installations and the final paperwork.

A fixed price

Based on a measured scope. Anything unforeseen is priced with unit rates agreed in advance.

A committed schedule

With a works schedule and progress the client can see.

One accountable party

The studio leads and the building arm delivers. The client does not coordinate trades.

The approach

People do the building; the office works better with help

The plan starts from one idea: physical building work is among the least exposed to AI, and office work among the most. So it proposes automating the office from day one, with Odoo and agents built by Singular Beacon, and leaving the craft to those who have it.

Measuring and quoting

Automated site surveys and measurements, and a draft quote that a technician reviews before it goes out.

Planning and purchasing

A works plan by line item and orders placed ahead of time, instead of the foreman's memory.

Keeping the client up to date

A portal with the progress of the works, its milestones and its payments, instead of scattered messages.

Compliance and paperwork

Health and safety paperwork and milestone-based invoicing, kept in the same system with their deadlines tracked.

Progress so far

What has been built so far

No building work yet. What exists is the groundwork for deciding whether to launch, and how.

Market analysis

Demand, supply and labor in the sector, with every figure backed by its source and date.

Legal and compliance framework

Subcontracting, occupational health and safety, trade accreditations, permits, tax and insurance, with each regulation cited from its official gazette.

Talent and equipment study

Where the building crew comes from and what equipment each stage needs.

A staged plan, with gates

From home renovation to building refurbishment, with measurable criteria between stages: growth is earned by results, not set by the calendar. New-build work remains an option, not a commitment.

Investment model

A financial model with editable assumptions and several scenarios.

An adversarial check of the figures

The plan's figures went through a review designed to find fault with them, and the discrepancies found were corrected.

Who it is for

Who it would be for

People renovating a home in Madrid

A full renovation with a single point of contact, with no trades to coordinate.

Owners' associations and property managers

Building refurbishment: facades, roofs, insulation and accessibility. In the plan this is a later stage.

Interior design and architecture studios

Those who design and need someone to measure, quote and deliver reliably.
